Check the license and insurance

The Utah Division of Consumer Protection notes that contractors in Utah are required to obtain a license and liability insurance. You can check any contractor in the Utah Division of Professional Licensing (DOPL) Licensee Lookup and Verification System: search the company name, choose the Contractor profession, and confirm the license is active.

The Division of Consumer Protection also recommends a written agreement that includes the price estimate, a summary of the work and materials, start and estimated completion dates, cleanup responsibility and any warranty, plus receipts for every payment.

Lehi rules and conditions to know

Height limits: Lehi's development code generally caps residential fences at six feet. Fences on the front property line, within 15 feet of it, or on a side property line next to a street are limited to 36 inches, measured from the sidewalk or finished grade. A six-foot fence is allowed in a corner lot's street-side yard only if it stays out of the intersection clear-view area and the driveway sight triangle. Taller fences (up to eight feet) need an approved exception, for example where grade differences defeat a six-foot fence.

Utility boxes: Lehi's code also says a fence must step around ground-level utility equipment with the required working clearance, or include an access gate. A good contractor will plan for this on the site visit.

Frost depth: Lehi's design criteria use a 30-inch frost depth for footings. Ask how deep each contractor sets posts, and whether in concrete, since posts set too shallow can heave in freeze-thaw winters.

Blue Stakes: Utah law requires notifying Blue Stakes of Utah 811 at least three business days, but no more than 14 calendar days, before digging, and setting fence posts counts. The person actually doing the digging has to make the request, so your installer should open the ticket. Utilities only mark lines up to the meter, so sprinkler lines and other private lines may not be marked.

HOAs: many newer Lehi neighborhoods have rules on fence style, color and height. Get approval before ordering materials.

Questions to ask every fence contractor

  • What is your Utah contractor license number, and are you insured?
  • Where exactly will the fence go, and how will you confirm the property line?
  • Does the plan meet Lehi's height and sight-triangle rules for my lot?
  • How deep will you set posts, and will they be in concrete?
  • How will you reinforce posts and panels for wind?
  • Will you open the Blue Stakes ticket, and how will you protect my sprinkler lines?
  • How will gates be built and hung so they don't sag?
  • What warranty covers materials and workmanship?
  • What is included: removal of the old fence, haul-away and cleanup?

Red flags

  • No license number, or a license that doesn't show as active in the DOPL lookup.
  • A plan for a six-foot fence along the front yard or a street-side property line without discussing Lehi's rules.
  • Shallow post holes or vague answers about post depth.
  • Asking you to call Blue Stakes for them, since the excavator must make the request.
  • No written agreement with materials, dates, cleanup and warranty.
  • Large up-front payments in cash or pressure to sign today.

FAQ

Hiring a Fence Contractor: Questions, Answered

How do I check a fence contractor's license in Utah?

Use the Utah DOPL Licensee Lookup and Verification System. Search the company name, select the Contractor profession and confirm the license is active. Utah requires contractors to carry a license and liability insurance.

How tall can a fence be in Lehi, Utah?

Lehi generally allows residential fences up to six feet. Within 15 feet of the front property line, or on a side property line next to a street, the limit is 36 inches, with a corner-lot exception that must stay out of the sight triangles.

How deep should fence posts be in Lehi?

Lehi's design criteria use a 30-inch frost depth for footings. Ask your contractor how deep they set posts and whether they use concrete, because shallow posts can heave in freeze-thaw winters.

Who calls Blue Stakes before a fence is installed?

The person actually doing the digging. Utah law requires notice to Blue Stakes of Utah 811 at least three business days before excavating, and Blue Stakes says no one else can take that responsibility for the excavator.

Do I need HOA approval for a fence in Lehi?

Many Lehi subdivisions have HOA rules on fence style, color and height. Check your CC&Rs and get written approval before ordering materials.

How do I get an exact fence price?

Request a free, no-obligation quote. A local pro will measure your fence line, check your lot's rules and give you an exact written price for the material and gates you choose.
